It is a very subjective decision one will have to make to choose between villa or apartment as the aspirations and needs of each individual or family differ vastly. Each has its own set of advantages and disadvantages.
Kochi is Kerala’s economic capital, so it is a highly preferred real estate hotspot in India. Kochi is one of the tier-2 cities in India which is developing at a great pace and is, therefore, the best investment destination.


Price is one important factor in the Kochi real estate scenario. When it comes to this decision between flats and apartments, price is favorable on buying flats. Villas are costlier than apartments. Renting option is highly applicable for the flats near to Infopark and BPCL as these have more people outside of the state and need a place for rent. So flats are good income generators.


Rent yield from villas is less compared to apartments. Two main reasons for these is poor location compared to apartments, rent population is predominantly migratory and would prefer to stay in apartments.
For villas, maintenance cost is always high since it needs the upkeep of not only the villa but also the garden as well.

Villas are mostly developed in the outskirts of the city as more land is required but flats are constructed in the interior parts of the city. So there will be less pollution both air and sound but reaching school, colleges, hospitals, and other places is a little bit difficult if you live in villas rather than in apartments.


Villas offer more spaces, children are allowed to roam inside and play freely inside whereas in flats the area is restricted. Villas offer more freedom for customizations and renovations and better social status than apartments. In villas, one can even construct a top floor but in apartments maximum, one can do is to extend the balcony, that too with permission of flat owners who lives above and below.


The appreciation of apartments is less compared to villas. For better long term investment, villas often yield better returns and its prices appreciate at a much higher rate. Real Estate Investment wise in an apartment you get the undivided share which is a virtual portion of the whole project land whereas in a villa you are the sole owner of the entire land on which the villa is built.

The population in a villa is less compared to apartments. Since there are a lot of people in an apartment, social gatherings are done with a lot more pomp than in villas. Amenities in the villa project are usually less crowded than an apartment, but a lot of open spaces are there for children and elderly people to play and walk respectively.
